Lease Agreement: Create a Verified Property Lease
A verified lease agreement is a contract in which a landlord lets a property to a tenant for rent. It sets out the property, the term, the rent and deposit, who repairs what, how the property can be used, insurance and how the lease ends. Robot Lawyer drafts the lease from your answers, for the law of the country or state you choose, and for whether the property is a home or business premises. On the Verified plan, a legal professional checks it before you sign.
CONTENTS
What Is a Lease Agreement?
A lease gives the tenant the right to occupy a property in return for rent, on agreed terms. A clear written lease avoids disputes about rent increases, repairs, deposits and the end of the tenancy, and makes sure both sides meet their legal obligations.
When Do You Need One?
- Letting a home
A house or flat let to a tenant. - Letting business premises
An office, shop, workshop or other commercial unit. - Renting a property yourself
You want clear terms before you move in.
What's Included in Your Lease?
- The parties and the property
The landlord, the tenant and the premises let. - Term
When the lease starts and how long it lasts, or that it runs from period to period. - Rent and deposit
The rent, when it is paid, rent reviews and the deposit. - Repairs and use

Who insures the property and pays bills and rates. - Ending the lease
Notice, break rights and what happens at the end.
How It Works in Different Countries
Most countries protect residential tenants with rules on deposits, repairs, rent increases and ending the tenancy that a lease can't override, while business leases are largely a matter for negotiation. A few examples:
- UK
In England, almost every private letting of a home is now an assured periodic tenancy under the Renters' Rights Act 2025, so use our Tenancy Agreement for a home. Business tenants in England and Wales may have a right to renew unless it is properly excluded. Scotland and Northern Ireland have their own rules. - United States
Residential leases are governed by state and sometimes city law, including deposit limits and habitability standards. Commercial leases are mostly a matter of contract. - Ireland
Residential tenancies must be registered with the Residential Tenancies Board. Business tenants can build up a right to a new lease after five years unless they formally give it up. - Canada
Residential tenancies are governed by each province or territory, some of which require a standard form. Commercial leases are mostly a matter of contract. - Australia
Each state and territory has its own residential tenancy law, and retail shop leases have their own rules, often including a disclosure statement before signing.
These notes are general, so check the current rules where the property is.

Lease Agreement FAQs
What is the difference between a lease and a tenancy agreement?
They are often used to mean the same thing. "Lease" is more common for business premises and longer lettings, and "tenancy agreement" for homes.
Does a lease need to be registered?
It depends on where the property is and how long the lease lasts. Many land registration systems require longer leases to be registered, for example leases of more than seven years in England and Wales. Shorter leases usually don't need to be.
Who is responsible for repairs?
It depends on the lease and the law. For homes, landlords have repairing obligations that can't be passed to the tenant. For business leases, it is a matter for agreement.
